The 1st phase of the Spring Creek Apartments project consisted of 150 apartment units constructed using Offsite Modular Construction. The project also included a site-built Clubhouse, 6 site-built Garage buildings, and an extensive site landscaping and amenities package. Patriacca Construction was the General Contractor for this project, and worked closely with the owner, modular manufacturer, and design team to achieve the owner’s targeted dates for occupancy. This project was delivered on time despite schedule challenges that included the COVID-19 pandemic, the Grizzly Creek Fire, and several materials shortages from manufacturers across the country. The first apartments were occupied in 6 months, and the whole project was completed in 11 months.The 2nd phase of the Spring Creek Apartments project consisted of 132 apartment units constructed using Offsite Modular Construction, 8 site-built Garage buildings, and an expansion of the site landscaping and amenities package included in Phase 1. This phase of the project was completed in 9 months. Patriacca Construction worked closely with the owner, modular manufacturer, and design team to implement several changes to the apartment designs that increased manufacturing efficiency, allowed for easier long-term maintenance, and improved the interior spaces based on Phase 1 feedback.
